HVAC Shop Supervisor
We are seeking a HVAC Shop Supervisor. The Heating, Ventilation, and Air Conditioning (HVAC) and Plumbing Shop Supervisor plans, assigns, and inspects the work of Technicians, Maintenance Mechanics and Plumbers who are responsible for the maintenance and repair of all HVAC and plumbing equipment installed in buildings on the Homewood Campus. The Campus is comprised of approximately 50 buildings, totaling nearly 4,000,000 gross square feet of space. Each building has an independent HVAC and building automation system designed to create and sustain the buildings indoor environmental conditions, which are vital for successfully executing the University's core mission of education and research.

The Supervisors primary duties and responsibilities are carried out with considerable independence within the framework of established policies, procedures, and guidelines. The Supervisor is responsible for formulating and developing unit goals and objectives and providing technical assistance and training to assigned staff. Work and results are reviewed through inspection and analysis of records, reports, completed work orders, and equipment and system performance. This position reports to the Associate Director of Plant Operations.

Specific Duties & Responsibilities
  • Schedules, coordinates, and supervises the installation and maintenance of HVAC and plumbing components and systems typically found on a large University Campus.
  • Develops, maintains and improves the preventive maintenance program for plumbing systems, air conditioning, refrigeration and heating equipment; works closely with other maintenance and trades personnel to determine and coordinate repair and modification needs; ensures the timely completion; prepares and maintains records, correspondence and reports.
  • Applies basic principles and practices of employee supervision and participates in the training and development of employees.
  • Ability to work efficiently with building automation systems.
  • Anticipates and procures supplies and materials needed for daily operations.
  • Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless customer service.
  • Makes decisions regarding hiring, evaluation, and promotion and termination of employees.
  • Reviews plans for future buildings and inspects new buildings to ensure compatibility with existing HVAC and plumbing codes and maintenance standards.
  • Prepares labor and material estimates.
  • Evaluates and trains subordinate personnel; reviews and maintains employee labor records; inspects work in progress and upon completion.
  • Ensures budgeting guidelines are met; prioritizes shop expenditures to stay within budget and assists in preparation of capital and operations budgets.
  • Prepares and maintains a variety of records and reports, including employee accident reports.
  • Coordinates HVAC/Plumbing outages when required.
  • Researches new operational methods, techniques and equipment and recommends their application where appropriate.
  • Assists with the preparation of specifications for the purchase of HVAC equipment, devices and supplies.
  • Manages moderately complex HVAC and plumbing installations and repairs performed by outside contractors.
  • Assists in capital planning process to forecast long term HVAC system upgrades and/or replacements.
  • Produces written documents when necessary and uses personal computers to develop reports and/or spreadsheets.
  • Interprets university and department policies to assigned personnel and enforces safety regulations and adherence to proper codes and standards.
  • Maintain a safe work environment for direct reports.
  • Troubleshoots technical problems within HVAC and control systems and determines necessary repairs; uses contemporary diagnostic equipment and hand tools to accomplish this.
  • Assists with maintaining campus steam and chilled water metering systems.
  • Be proactive in identifying problems early before they become significant problems requiring greater resources for resolution.
  • Adhere to rules set forth in the bargaining unit contract.
  • Utilize the Universitys time keeping systems to accurately complete time and attendance reporting for subordinates.
  • Must be able to work overtime and respond to emergency calls (24/7).
  • Completes other duties as assigned by supervisor.

  • Carries out duties and responsibilities with minimal to no supervision. Makes decisions and establishes work priorities for subordinate staff.




Authority
  • Manages and monitors the performance of subordinate staff, including participation in the hiring process and disciplinary actions.


Communication
  • Must be computer literate and able to read and interpret plans, specifications, and technical manuals. Excellent written and oral communication skills.


Minimum Qualifications
  • High School Diploma or GED required.
  • Formal training and/or education above the high school level in the HVAC Field is highly desirable and preferred.
  • Must have at least 10 years' experience in the field of HVAC maintenance and repair.
  • Must have a minimum of 5 years' experience in a supervisory role.
  • Must have experience with the operation of Building Automation and/or Energy Management systems, including both pneumatic and direct digital control systems.
  • Prior knowledge of CMMS systems.
  • Experience supervising in a union environment is preferred.
  • Plumbing experience preferred.
  • Must have a valid driver's license.
  • Must have completed an HVAC journeyman level program or higher and achieved a respective journeyman's license.
  • Must also hold a Universal CFC certification.


Physical Requirements

  • Ability to remain stationary for extended periods of time.
  • Ability to operate a computer and/or other office equipment on a frequent basis.
  • Must frequently communicate with others and exchange accurate information.
  • Ability to move about the office and campus.
  • Ability to lift or move objects up to 50 lbs.
  • Ability to work indoor/outdoor in extremely hot and cold conditions.
